A landscape shaped by its purpose.
Gannon Developments planned six executive homes on a mature, tree-lined site in North East England. Roots extended beneath the proposed access corridor, while the road still needed to support bin lorries and emergency vehicles.
A 150 mm CORE TRP solution beneath porous asphalt reduced excavation and maintained a porous construction through the sensitive corridor.
What the project had to achieve.
Create an access road for six executive homes that could accommodate service and emergency vehicles while limiting excavation, compaction and disturbance within a mature tree-lined site.
- 01
Root-sensitive formation
The road needed to pass through mature-tree ground while reducing conventional excavation and soil compaction.
- 02
Service-vehicle loading
The route was designed around regular residential use together with bin-lorry and emergency-vehicle access.
- 03
Adoption requirements
The submitted road build-up needed to respond to local-authority highway requirements.
- 04
Porous construction
The surface and supporting layer needed to manage rainfall without relying on a conventional impermeable road build-up.

Selected around the site—not just the surface.
The project used 850 m² of 150 mm CORE TRP beneath porous asphalt, creating a free-draining load-distribution layer above root-sensitive ground.
CORE TRP was installed as a 150 mm cellular load-distribution layer across the route. The cells confined the granular fill and spread surface loads above the existing ground.
Porous asphalt completed the construction, maintaining a free-draining route while providing a hard-wearing vehicle surface.
The resulting road met the requirements for adoption by Redcar and Cleveland Council, an important precedent for a CORE TRP main access road.
How the system was installed.
- 01
Existing root-sensitive ground retained with reduced excavation
- 02
150 mm CORE TRP cellular load-distribution layer
- 03
Selected free-draining granular infill
- 04
Porous asphalt road surface
The no-dig build-up reduced conventional excavation and created a main access road suitable for adoption by Redcar and Cleveland Council.
Project outcomes
- A load-spreading vehicle route through root-sensitive ground
- Reduced conventional excavation and associated waste removal
- Porous asphalt over a free-draining cellular construction
- A submitted build-up designed for service vehicles and highway adoption
